Builders want to put their best foot forward when preparing their model homes. They have extra touches like great landscaping and features throughout designed to make potential home buyers say WOW. And as these model homes are successful in helping the builder show off his products, these models are available to become somebody's home sweet home.

Often people struggle as they make selections for their new home. They typically want additional features, but so often budget contraints kick in and they have to choose from among their several desired features and upgrades. When a builder sells a model home, the person acquiring the home will often benefit by receiving many desirable extras. These features, such as upgrade appliances or cabinets or decks allow them to more fully enjoy their new home. And often these features are often included very economically.

We work with buyers of new homes, builder spec homes and as they become available, former model homes. With lower interest rates come drastic increases in affordability. In 2000 when interest rates were 8%, a $1,000 monthly principal and interest payment would cover a 30 year loan of about $136,000. In 2008 with interest rates around 6%, that same monthly payment would cover about $166,000. With interest rates between 4% and 5% that $1,000 monthly principal and interest payment would cover a mortgage in the neighborhood of close to $200,000. We regularly receive news from builders about availability of their former model homes and other inventory homes or "spec homes." The price range on these homes is similar to the pricing of new homes within the market area.
